5: Financial Analysis
Based on estimated acceptable terms, carefully prepared occupancy cost projections are produced for each of the buildings that you select from the space survey and subsequent space inspections. Each analysis includes base rent per foot, loss factor, electrical costs, tax and operating escalations, free rent/construction time, construction costs, lease buyout (if any), cleaning expenses (if any), overtime service cost, net present value calculations, annuity calculations, comparison to the alternative buildings, and any special considerations for a particular building of interest.
Of special importance is the analysis of lease renewal (or relocating to another space within your building). This is frequently the sensible, easiest and most cost effective solution.
6: Negotiation(s) of Business Terms
At this stage, the top space contenders are selected. Offers are submitted and proposals are obtained from each building of interest. The responses are progressively analyzed and further negotiated to your advantage, and in accordance with your needs.
