1: Preliminary Orientation
We begin with a thorough review of your existing lease document and a discussion and formulation of your space needs and wishes. We then review the rental conditions and prepare an available space survey for your firm's anticipated size range. A preliminary inspection of available spaces in a cross-section of various buildings and locations is done for informal and discussion purposes, and to provide you with market perspective. We then determine the approximate budget and evaluate the merits of a lease renewal or taking additional space in your current building. A team is then assembled, selected and coordinated with the space planner/architect, real estate counsel, and any other required participants. If necessary, we will arrange for interviews with professionals in these areas.
2: Planning Stage
We calculate the true usable square footage required at the inception of the lease, together with any anticipated needed expansion space. We then assess the impact of special factors on the situation such as air-conditioning, special electrical, computers, phones/other communications, floor loading, column spacing/ceiling height, and after hours operation. An analysis and estimation of dollar amount of construction required on a per usable square foot basis is then calculated.
