685 Third Avenue

The law firm of Pitney Hardin Kipp & Szuch LLP found their Manhattan commercial office space

Kane Dalsimer Kane (the predecessor to Pitney Hardin) was an original tenant in the Graybar Building for 50+ years, and their space was dark and antiquated.

Once they determined that the look and feel of their offices was keeping them from realizing some of their objectives, KDK hired Norman Bobrow & Company to exclusively represent them in relocating. We moved them to the entire 20th floor of 711 Third Avenue, for an 11-year sublease. They then merged with Pitney Hardin Kipp & Szuch LLP, and hired us to dispose of the former Pitney Hardin space on 57th Street and to relocate the two merged firms to new headquarters.

In a difficult market we found two contiguous floors with a low loss factor, and a very reasonable landlord. We moved them to 685 Third Avenue, to 36,504 square feet. We secured them a use per office of approximately $1800 per office per attorney per month. This deal stood out with over $400 per office in savings compared to the next runner-up building.
